HOME INSPECTION:  

A general home inspection can range from $300 - 400 depending on square footage. There is  NO ADDITIONAL FEE FOR PIER AND BEAM HOMES.  Home inspections are a complete inspection of your home from foundation to the roof.  Appliances, water heaters and HVAC systems are also inspected. You will get a professional  inspection report emailed to  and your real estate agent with pictures included to explain all deficiencies. I offer phone consultation to all my clients after an inspection to answer any questions they may have.

PHASE/NEW CONSTRUCTION:

Phase construction inspections are $225 for each inspection. 3 total inspections are usually performed on a new construction project. Pre pour / open frame / Final.

WDI INSPECTION ( wood destroying insect )/ Third party:

WDI inspections are "wood destroying insect reports". Prices  range from $ 75 -85.00. I provide these inspections through  third party providers who schedule fast and return reports quickly.

OUTBUILDINGS/BARN/ DOCKS:

Outbuildings, barns, boat docks and additional items to be inspected on properties will incur an additional inspection fee. Please call to discuss pricing on these items.

GENERAL SEPTIC INSPECTION:

A general septic inspection is $50 extra when it is done with a home inspection. A general septic inspection includes measuring scum and sludge layers in tank, condition of tank components, aerator condition, sump pumps performance when tested etc. A general septic inspection done separate from a home inspection is $150.00.

11 MONTH WARRANTY INSPECTION:

11 month warranty inspections range from $250-350 depending on sq ft. These are the same as a general home inspection but intended for a different purpose.

DRAW INSPECTIONS ( lender construction ):

Draw inspections are $100-150 each depending on location and travel distance. Draw inspections are

done for financial institutions to ensure construction progress is being made.
